real estate will continue to appreciate over time. In many ways this is true and over decades real estate is sure to appreciate. But then there are those who have to move for one reason or another and are caught in a market downturn. They may have bought their home when prices were high and now they are ready to sell. Unfortunately, they may lose money in order to make that move. Many people experienced this problem during the 1980s. Is this likely to happen again? There has been much speculation on this topic but despite direct predictions over the past few years, prices continued to climb (Mandel, 2006). The author also compares the real estate market to the stock market and writes: " I believe theres a good chance that real estate will follow a similar path as the stock and tech markets: a long boom followed by a decline of several years that gradually brings back values to the long-term trend" (Mandel, 2006, p.39). Real estate is after all an investment. Unfortunately, it is the primary investment of most Americans. According to Rich Dad author Robert Kiyosaki, such a game plan is a mistake. But of course, many people see real estate as their ticket to a good retirement. After all, real estate seems more secure than the market. But is it? Thomas (2006) reports the following regarding Florida: " Data from Fishkind & Associates show sales of new and existing homes dropping since the summer. The number of "For Sale" signs is sharply increasing. Existing home prices have nudged slightly downward. It is a buyers market once again.
