seen to have increased greatly over the last few decades, and with the increasing application of technology there has been an even greater propensity to urban sprawl than in former
decades. The influence of urban sprawl has lead to zoning, with political arguments abounding as to how this should be dealt as well as why and how it should be
controlled (Smith, 2000). One of the key phrases at the moment is that of smart growth as in many cases the controls do not give the results desired, but
limit the supply of housing in effect making is subject to the rules of supply and demand, hence the reason why the property prices in the controlled areas tends to
rise. It we look to the reason for the urban sprawl then we can see that technology has played an important role. The need for people to live near a
special work place has reduced due to the way in which we communicate as well as the availability of out of office work. Lap top computers and mobile communications have
facilitated this development, but we also have the phenomenon as seen in Silicon Valley where there is a concentration of the trained and correctly qualified personnel, this means that the
industries are all concentrated in a single area, and if this is the case then we need the housing to be accessible. The risks here are wide ranging, if the
growth is controlled to heavily then there may be an escalation of prices so that may be a limitation as to who can afford housing there, and then there will
be a further escalation of the social divide between the wealthy and less wealth areas. Additionally if there are two many controls then it may also be restrictive for business
