issues in real estate. Discussion Negotiation on space occupancy: A veterinarian wants to sell or lease the building housing the veterinary practice, but the only offer of substantial weight comes
from a funeral home director, who wants to use the building for that purpose. There are two major issues here: obviously, the clinic is laid out for the ease of
the practice of veterinary medicine, meaning there is a reception area, a number of small examination rooms, and a large laboratory out of public view. This arrangement isnt suitable
for a funeral home. The second issue is one of perception: there is a "stigma" attached to a funeral parlor that doesnt exist with a veterinarian. Most people are happy
to have a vet in the neighborhood. One solution to the layout might be to redesign the reception area to make it more appropriate for a funeral home (carpet instead
of tile, for instance). A number of small exam rooms could be turned into several larger viewing rooms, and the lab could be torn out completely to house a chapel/meeting
room. Its less easy to deal with the feelings such a business evokes in its neighbors. Death is still the great "taboo" in society and no one wants to talk
about it, much less have it in the backyard. The solution here is to offer the clinic as a direct sale only, rather than a lease. Thus, if the business
cannot establish itself for any reason, it would not be left to the vet to re-occupy the premises, or to try and find another buyer. Developing and maintaining business relationships:
