county tremendously. While Hudson County contains a number of cities, inclusive of Bayonne, Hoboken and Secaucus, Jersey City has been a significant success story. Jersey City is a city
in its own right, but its proximity to Manhattan immediately assures sustained property values. It is a city that has been growing in recent years and is rather diverse. Also,
since 9/11, many companies have decided to locate outside of downtown Manhattan. Even without the tragedy, many firms have been relocating to areas of New Jersey due to the high
cost of New York City rents. Some companies that have opened its doors in Jersey City are Merrill Lynch, Charles Schwab and Chase Manhattan Bank ("About Jersey City," 2008). Jersey
City was not a safe, desirable area in the past. However, this city that boasts quick access to the water and New York has seen a residential boom as well.
The downtown area has been refurbished and in fact that is the most visible area of growth (Zinsli & Kaulessar, 2007). Yet, what is perhaps less well known is
the fact that the residential areas are becoming quite desirable. Zinsli & Kaulessar (2007) report : "...with the gradual gentrification of The Heights, a West Side redevelopment plan in
the works, the planned rehabilitation of Journal Square, and increasing development in the Bergen-Lafayette area, the construction boom is undoubtedly a citywide phenomenon. " It is also reported that
this growth is not over yet as while things have been significant in terms of growth, it has not slowed down an iota (Zinsli & Kaulessar, 2007). One of
the citys planners, Naomi Hsu, predicts that the construction boom will probably continue to at least 2020 (Zinsli & Kaulessar, 2007). She explains: "There would still be additional development
