District of Oakland California is proving itself to be one of the most important factors in the successful revitalization of the region. A lower economic rental housing area, the
Fruitvale District has been characterized by high crime, liquor stores and check cashing businesses, and rampant drug use. The primarily Latino, Asian, and African American population of the area
has faced difficulties not just in finding suitable housing but also suitable jobs. Transportation issues have played a key role in those issues. The TOD is transforming Fruitvale
into a transportation hub for central Oakland and is expected to serve over 40,000 patrons every day. The project has been made possible by a unique blend of community,
political, and private investment. History of Fruitvale Interestingly,
Fruitvale was originally settled by German immigrants in the 1800s (Federal Highway Administration, 2005). Their concentration on the establishment of fruit orchards spawned the name of the community (Federal
Highway Administration, 2005). As the orchards grew, canneries sprang up to serve them and Fruitvale became a thriving industrial compliment to the areas nearest biggest city, Oakland (Federal Highway
Administration, 2005). With the advent of World War II additional industries were established in the area to address wartime needs (Federal Highway Administration, 2005). After the war, like
many areas across the U.S., Fruitvale was hit hard by the construction of new highways and byways which allowed industries to focus on other suburban communities where both cheap land
