to an end as recession kicked in. This would likely have been a cyclical and typical downturn to a rather active economy if it hadnt been for the terrorist attacks of September 11, 2001. Economic experts note that 9/11 did end up prolonging the downturn that was already taking place. It all had its impact on commercial real estate as well. Commercial real estates success depends on a thriving economy. From the office real estate point of view, businesses need to be healthy and active for new buildings to be built and old ones to be leased. From a retail point of view, consumers need both money and confidence to justify building of new shopping centers and stores. For the early part of the 2000s, neither of these were particularly in great quantity. But what is happening in 2004? Though finding anything mid-year has been difficult, some of the reports issued during the late part of 2003 and into the early par of 2004 pretty much offer the same sort of message: everyone continues to move cautiously because of slow business growth and slow economic recovery. The Emerging Trends in Real Estate report released during late 2003 by the Urban Land Institute (ULI) and PricewaterhouseCoopers, pointed out that commercial real estate is still in a "transition" period as the economy moves toward a weak recovery (Riggs, 2003). Adding to the problem, this report notes, is that corporate outsourcing of jobs overseas continues to be on the rise, U.S. jobs are slow to develop at home and that the government -- at all levels -- continues to generate fiscal woes (Riggs, 2003). ...
