design build contract, also known as a D/B contract. These are two choices and can be compared. The benefit to the contract owner of the standard owner/contractor contract is the
level of control that this gives to the owner. The contract is very clear on what is and is not included, the specifications are referred to within a different document
and there are also time scales given, usually with a penalty clause, creating a liability on the part of the contractor if they do not complete the construction on time.
As well as the work schedule and project specifications, there is also a payment schedule fixed, and an allowance for default on the part of either party. This can
be seen as beneficial as it is clear and unambiguous; each party knows what they are meant be doing by when and how. This clarity and defined nature of the
contract may also be a disadvantage, it leads to a lack of flexibility of there need to be any changes or adjustments due to changes in the project, environmental or
any other issues. The design build contract has a different approach; this time there is a focus on the streamlining of the traditional structures which results in a more
flexible contract. In this contract there is a shift of power, as the owner has to give up some of their power to the contractor (Cushman and Loula, 2001). However
it is more likely that the owner will have fewer contracts to deal with, instead of different designers and builders, they are likely to deal with only one supplier who
