A 10 page paper discussing the traits and skills that a property manager must have. The effective property manager must have the ability to be all things to all people at one time or another, while simultaneously having a knack for getting things done. The property manager cannot be one to "sit" on situations to see how they will develop, because any time a situation arises it typically has the potential of growing into something much larger than when it is discovered. From the property owners perspective, the property manager should be that individual who retains a portion of the rents collected each month and who makes regular reports but who rarely
needs the owners input into any problem arising with any specific property. From the tenants perspective, the property manager is an individual s/he can call for repair of a
problem and expect results in a timely manner. The property manager necessarily constitutes the "middle man" and must be able to communicate effectively with individuals at all levels of
society. The Property Managers Role The individual filling this position truly must be all things to all people. S/he must be able
to communicate effectively with property owners and the organizations highest level managers as well as with employees not subordinate to it and those workers involved in properties maintenance and management.
The manager must be able to manage a large number of projects ranging in size from full renovation to toilet repair, even though s/he may never need to actually
perform that function. Any very large projects likely will be outsourced, but it will be the property manager who acts as the liaison between the organization and the contractor(s).
Ultimately, communication is the property managers single most important tool. S/he must be able to communicate with all types of people, of
all backgrounds and of all educational levels. S/he needs to be able to deal with the self-important as well as those who look on the property manager as the
