useful in the event of a dispute not related to rent issues. In any case, there are some points of the rental scenario that are understood to be true
for any rental situation, regardless of what a written lease may state. Landlord Responsibilities The landlord must comply with all local health, safety,
building and housing codes, meaning that s/he must maintain the structure in a livable condition (implied warranty of habitability). Included in this stipulation is that the landlord maintains all
utility infrastructure and supplied appliances in good working order. This is not to say that a landlord is obligated to provide electrical, water or other service, but that the
infrastructure supporting operation of the service must be sound. Where there are common areas, such as at an apartment complex or in a
building holding several apartments, the landlord is to keep common areas safe and clean (Evictions). In some states, the landlord also is expected to provide garbage cans and provide
garbage removal service (Evictions). This is not uniformly standard; tenants in single-family housing typically do not expect a landlord to provide garbage or lawn maintenance service.
The landlord also must provide conditions of quiet enjoyment, the ability of the tenants to live on the property without harassment or untoward interference from the
