One who would seek to preserve the natural state of a tract of agricultural land and raise ostriches on a portion of it is distressed that a developer has purchased adjoining land and has begun constructing houses on it with plans to develop the land even further. She seeks to discover whether she has any options available to her for stopping the development that already has begun. The Situation Angie owned 2,000 acres in 1980 when she sold 50 acres to Belinda, who commented that her intention was to use the land for agricultural purposes. Twenty years later, Angie sold 1,000 acres to a developer that began constructing executive homes on the land. The company purchased Belindas 50 acres as well and has secured permission from the local planning commission to build a suburban shopping center on part of the 1,050 acres it owns. Penny prefers the pastoral nature of the land prior to its development; she seeks to purchase Angies remaining 950 acres and use the land to raise ostriches. She is opposed to the developers plans for the other 1,050 acres. Assessment of the Situation Verbal Agreement More than twenty years ago, Belinda commented that she would use the 50 acres she purchased only for agricultural purposes.
