Green Building Council, LEED certification provides builders and owners with the opportunity to design and operate more efficient buildings that leave less of a carbon footprint.
However, building, retrofitting or running a piece of real estate based on the LEED certification point structure does present its challenges. For one thing, it does
involve a little more investment on the front end (though technically cost savings are supposed to wipe those out over the long term operation of the real estate). Furthermore, there
are some gaps that need to be addressed in this program. Like many certification programs of its type, LEED is not 100% foolproof; it cant be all things to all
real estate types. One problem that the USGBC has struggled with in terms of its LEED program is that once the building
is certified, there really has been no additional review process to ensure that the building continues to be updated to comply with new building standards (Bateson, 2009). This means, for
example, that a building constructed to LEED certification status in 2000 may still be at 2000 status, even if the newer building standards calling for more energy efficiency have been
enacted. Another gap in the LEED certification process is the lack of attention paid to retrofitting older buildings. While its great that
