business, using software can help an individual to work faster and smarter. This is especially true in the business of real estate appraisal. The appraisal industry has been changing rapidly
since the introduction of Fannie Maes Desktop Underwriter and Freddie Macs Loan Prospector, each of which provides for quick loan approvals (Assal, 1997). These new products have led to the
utilization of truncated and easier appraisal procedures and approaches (Assal, 1997). Additionally, less stringent guidelines allow the utilization of drive-by appraisals, which may not even require a look at the
inside of the properties (Assal, 1997). Such changes help expedite the loan procedure and streamline loans with little impact on the quality of the report (Assal, 1997). While such
