number of considerations. One of the most obvious is how heating and cooling needs will be handled. This is a real concern when problems have already been encountered
in regard to complaints about temperature fluctuations that have been lodged by the buildings current tenants. Temperature fluctuations in the work environment would certainly translate to temperature fluctuations in
the residential environment if not effectively addressed. Another very real consideration in such a conversion would be heating and cooling costs. Old heating and cooling systems are notoriously
energy inefficient. The purpose of this paper is to address these concerns from the perspective of an existing four story building that is currently served with mixed air damper
and chilled water cooling and perimeter hot water heating on each floor. The existing heating and cooling system in the building in question
operates without temperature control in regard to its perimeter hot water heating. Return air temperature controls the chilled water cooling for each floor. This makes for not just
an inefficient system but also an unpredictable and expensive to operate system. While many options could be considered, one of the best in this particular situation is the installation
of a geothermal heating and air conditioning system. This is particularly true given the infrastructure and ductwork that is already in place.
All geothermal heating and cooling systems work on the same principles. They move the heat from the earth to the home in the winter and the heat from the
home to the earth in the summer. The result is an energy efficient heating and cooling option that is within the reach of most commercial budgets.
