However, there is no such thing as a perfect world when it comes to construction. Most developers and owners (not to mention
the contractors) are realistic, knowing that some type of delay will take place at some point during the construction period. Anything can happen, from problems with the general contractor and
employees, to a change of mind from the owner (not to mention change in plans), to acts of God, labor strikes, wars or other kinds of attacks or weather-related scenarios.
The above scenarios, as well as other scenarios that can delay a construction project from being completed are dubbed "excusable delays"
in a "Time Matters" type of contract, and any two parties involved with building a project will already know to build extra air into such contracts. The two parties, and
their lawyers, will know what clauses to put in as a "what if" situation. Additionally, some developers and owners may have reason to include contract provisions that prohibit work on
certain days (like Sundays or holidays) (Hinze 212). Knowing all of this upfront, as best as possible, can prevent some real problems and the potential of contract breach or fallout
down the road. The point is that delays can impact the cost of construction and of the ultimate project in many fashions.
