These authors point out that the breakdown maintenance philosophy has some validity, for instance, if the "breakdown of a particular machine will not produce critical delays, sacrifice safety, or significantly increase costs" (Gufreda and Seus, 1991, p. 48). It may be more cost-effective to adopt this philosophy in these circumstances but they must be evaluated critically with foresight to make that determination. "Preventive maintenance is planned maintenance of plant and equipment that is designed to improve equipment life and avoid any unplanned maintenance activity" (Worsham, n.d.). It is "A system of daily maintenance, periodic inspection, and preventive repairs designed to reduce the probability of machine breakdown (Reithmayr, 2002). A preventive maintenance program incorporates a diverse number of tasks and activities, depending on the industry and the particular facility. These may include inspecting, cleaning, adjusting and lubricating machines and replacing certain minor component parts on a predetermined schedule (Worsham, n.d.; Reithmayr, 2002). It could also include painting (Worsham, n.d.). The purpose of preventive maintenance is to extend the life of the machine, building, whatever, to reduce breakdowns, and to control depreciation of capital expenses (Worsham, n.d.). Reithmayr comments that breakdowns never occur at convenient times and the costs in terms of down-times, lower quality or not delivering the product to the customer on time are very costly, far more costly than a good preventive maintenance program (2002).
