Many new development have been placed on major road routes, so that they are easily accessible for inputs or outputs, undeveloped sites are also potentially more cost effective, there is not the issue of clean up that would be seen with a Brownfield site, and issues of access are less problematic. However, they may also be more difficult to obtain planning permission for. If we have a development company that we will assume will want to develop a retail park we need to look for an area where we believe there is sufficient demand, possibly with a growing population as well as the ability to economically support a retail park, where it is accessible and where planning permission is likely to be granted. For this we are going to look at an area outside of Northampton. There are several advantages to this. The locations is central in the UK, it is in an area where there is an increasing growth population, it is also an area where the property and land prices are relatively low, compared with neighbouring countries such as Leicestershire, Cambridgeshire, Bedfordshire and Warwickshire were land costs are all higher. In terms of access there is easy access, Northampton itself is just on a major motorway, the M1, this is undergoing widening at many points south which will also help to carry increased levels of traffic. There are other major routes; the A45 is a major duel carriageway that travels from Ipswich across through Cambridge and them through to the M1 at Northampton before going up to Coventry. This also gives easy access to good being delivered. The A14 which is the A1 M1 Link is nearby with exits onto the A45. Not far away on Corby ...
